I had a home inspection recently where double breakers came up. They seem to be a hot button for inspectors over the past couple years and I know most of the Mill condos have these. The more you know the better prepare you can be. (link below)
I did my first open house of the new year and had good traffic but one of our Wrentham Agents did a 2 day Open House in Norwood with over 100 people stopping by and it produced 12 offers! Twelve! Our good friends over at Fairway Mortgage (Jarred) work hard to keep me informed about whats going in the mortgage industry so I can pass the information along to you.
It looks like Fannie Mae is updating their desktop underwriters' program, which especially will effect condos. It will be requiring a full project review.
This will effect the owners of the mill because most mortgages today are sold on the secondary mortgage market and in order for a Fairway Bank or Bank of America or Charles River Bank to have any chance of selling on the secondary mortgage market, they must conform the original mortgage to meet these standards. Put simply anyone buying a condo with financing will have to jump through these hoops making obtaining financing for condo buyers more difficult.
